Maintenance intervals should be prescribed based on a specific appliance, it's history and it's known reliability issues.
These types of service agreements also known as maintenance contracts, do offer the customer value with some peace of mind, but it should be taken with a grain of salt. Once a customer has been paying a contractor over a period of time it reduces their likely-hood to reach out to another when a failure has occurred or replacement is needed. The issue with this is that most customers tend to buy from that specific contractor rather than comparing quotes from others. What can result is overpaying for a replacement appliance during a time of need or even possibly getting unreliable information regarding the urgency of that replacement. Competition from other contractors works in the customer's favor to ensure fair and honest pricing and maximize the quality of the installation. As the saying goes "You don't know what you don't know" so without hearing someone else's opinion it's difficult to guarantee that what you're getting is a quality installation at a fair price. We typically don't offer these types of agreements unless it is specifically asked for to remain fully transparent with our customers.

No it is not. Air conditioners that are leaking refrigerant and require a 'top-off' on a yearly or seasonal basis typically just need a new evaporator coil installed. The evaporator coil is a common part to fail and typically does so due to corrosion from small amounts of airborne chemicals in the home. It can be, but we recommend getting at least 1 additional opinion from another reputable contractor to verify this diagnosis. Furnace heat exchangers almost always fail for a reason with most failures occurring due to poor installation or restricted airflow. A complete evaluation of the existing ductwork, air filtration and AC evaporator coil(if applicable) should be performed to ensure the new appliance doesn't suffer the same fate as the old one. Carbon monoxide poisoning is a serious risk with these types of failures but having good information is also very important. Do not use a furnace with suspected heat exchanger failure until it can be surely determined that it is still safe to operate.
